Build Your Way is for homeowners who want an active role in their custom-home build rather than a fully managed, turnkey arrangement. You can source and manage your own subcontractors and purchases while we provide the agreed professional support.
We begin by reviewing your plans, property, financing, experience, and available time. Together, we define responsibilities and determine whether the program fits your project before an agreement is finalized.

The Build Your Way program carries a construction management fee of 6% of total construction cost. This is the management fee—not the price to construct the home. Subcontractor work, materials, and other project expenses remain part of your construction budget.
Your written agreement will define the cost basis, included services, payment milestones, project duration, and any additional services before work begins.

Professional oversight
Sapphire acts as your construction manager, providing project guidance and the oversight, site reviews, and communication set out in your agreement.
Your subcontractors
You can source and manage your own trades. Hiring, payment, scheduling, documentation, and purchasing responsibilities are clearly assigned in writing.
Coordinated decisions
We establish how selections, progress questions, changes, and issues will be reviewed so the homeowner and construction team understand the next steps.

Owner-assisted or
full-service?
Build Your Way — 6% management fee: a hands-on homeowner approach with agreed construction management support. You remain actively involved in sourcing and managing trades and materials.
Full-service build on your land — 12% builder fee: Sapphire coordinates the construction process under the full-service agreement. This may be a better fit if you prefer one point of coordination rather than managing trades yourself.
These are different service arrangements, not interchangeable prices for the same scope. We will help you understand the responsibilities and compare the appropriate option for your home.

Can I choose my own trades?
Yes, that is a central part of this owner-assisted approach. The agreement will describe trade coordination, documentation, payment, and review responsibilities.
Will this work with my lender?
Bring your lender's builder and draw requirements to the consultation. Participation is subject to project review and the lender's acceptance of the proposed arrangement; financing approval is not guaranteed.
What should I bring?
Your property location, plans, preliminary budget, financing status, target start date, and any subcontractor proposals you already have.
Is every project eligible?
We review each project individually. Scope, location, plans, financing, homeowner availability, and the responsibilities required all help determine fit.
